Structured representation.
Evidence at every stage.
For properties in England and Wales, the current Valuation Office process requires a Check before a Challenge can be submitted, with a further appeal route to the Valuation Tribunal in qualifying circumstances.
CCA can act as an appointed agent to manage relevant stages of the rating process and organise the evidence required for the case.
Check
Confirm whether the property details held by the Valuation Office are correct and raise corrections where required.
Challenge
Where there are valid grounds, set out why the valuation should be altered and provide the supporting evidence.
Appeal
Where the statutory conditions are met, consider an appeal to the Valuation Tribunal following a challenge decision or prolonged non-response.
Case management
Maintain documents, evidence, deadlines and communications in a structured workflow.
Why the Check stage matters
The Check stage is not a formality. It is where the property information is confirmed or corrected. Accurate areas, use, configuration and occupation details matter because later valuation arguments rely on a sound factual foundation.
Challenge requires grounds and evidence
A Challenge should explain the grounds relied upon, the outcome sought and the evidence supporting that position. The Valuation Office guidance states that a Check must be completed before a current valuation can be challenged.
Appeal is a further stage, not a restart
Where a challenge decision remains disputed, an appeal may be available to the Valuation Tribunal. Evidence management is important because the tribunal process is linked to the material put forward during the earlier stages.
